Information on the EPC gives the potential homeowner a guide to the energy costs of running a house for 3 years based on standard occupancy.
It gives the house an energy rating on a scale A to G, A being excellent G the worst rating.
There is also a list of Top Actions that you could take to improve the property’s energy rating, these often include Energy Saving Light Bulbs through out the house, increasing the depth of the loft insulation, upgrading the heating system to a Condensing Boiler with full heating controls Timer Switch, Room Thermostat, TRV’s (Thermostatic Radiator Valves). Floor and Wall Insulation depending on the date the house was built.
Information about the amount of Carbon Emission’s the house will produce is also rated on scale from A to G. The Government say that around 30% of England and Wales Co2 is produced by homes.
An EPC is valid for 10 years or unless you make any changes to your home i.e. have an extension built. If you do have a current EPC on your property but have made significant changes, upgraded windows from single glazed to double glazed, had loft or cavity wall insulation installed, upgraded the boiler to a condensing boiler, all these changes significantly improve your property’s energy rating and will make the home more attractive to potential buyers if it has a better EPC rating say a C rather than an E.
EPC’s have to be carried out by a Domestic Energy Assessor who will need to be audited by their Accreditation Body to make sure standards are upheld, any not accredited can not carry out an EPC.
